GAS SAFETY CERTIFICATE
RPMS Letting can organise a Landlord Gas Safety Certificate using one of our trusted contractors. This is an annual legal requirement, with a copy being provided to a tenant when they move in. RPMS Letting will schedule this certificate to be completed every year to ensure the property is always covered.
ENERGY PERFORMANCE CERTIFICATE
Valid for 10 years this certificate is legally required within seven days of any property being marketed. RPMS Letting can organise this if required. You can check to see if your property has one, using your postcode at EPCRegister.com
LEGIONELLA RISK ASSESSMENT
RPMS Letting can organise your Legionella Risk Assessment using one of our trusted contractors. This is an annual charge and a bi-annual legal requirement however the contractor will conduct a site visit every year with a risk assessment report produced every two years.
SMOKE AND CARBON MONOXIDE ALARMS
Landlords are required by law to install working smoke and carbon monoxide alarms in their properties.
Smoke alarms must be fitted on every floor of the property and be tested at the start of every tenancy. RPMS can arrange for these to be fitted for you and we will test them at the start of each tenancy.
All landlords have a legal duty to make sure the wiring in rented homes is safe and that any electrical appliances they provide are safe to use. We can arrange for a qualified electrician to inspect your property and appliances and supply you with an inspection report.
